What Axion Roofing inspects

On the roof surface:
shingle condition and remaining granule cover, hail bruising by slope, ridge and hip cap integrity, valley metal, step and counter-flashing at walls and chimneys, plumbing stack boots, roof vents, skylight curbs, drip edge and gutter apron, and the eave line for ice damming history. - 02
In the attic:
sheathing moisture and delamination, frost lines on the underside of the deck, insulation depth and coverage, blocked soffit intake, bath fan and dryer terminations that discharge into the attic instead of outside, daylight at penetrations, and any active or historic water staining on the truss chords. - 03
At ground level:
eavestrough and downspout condition, soffit and fascia damage, and dented soft metals that indicate hail impact.

What the report contains
- Photographs keyed to a slope-by-slope diagram
- A defect list separated into urgent, near-term and monitor
- Estimated remaining service life for the existing roof
- A written scope and price for any repair recommended
- Attic ventilation figures measured against the National Building Code, Alberta Edition, Section 9.19 requirement of at least 1/300 of the insulated ceiling area on standard slopes

Ventilation gets measured, not guessed
Most Calgary roofs Axion Roofing inspects fail the vent ratio. Section 9.19 also requires at least 25% of the required openings at the top of the space and at least 25% at the bottom, and at least 63 mm of clearance between the top of the insulation and the underside of the roof sheathing. Insulation blown over the soffit vents kills intake, and a roof with exhaust but no intake pulls conditioned air out of the house instead of ventilating the attic. That failure drives both summer shingle cooking and winter attic rain in Calgary.
