Roof Insurance Claims in Calgary

Calgary homeowners file more hail claims than homeowners almost anywhere in Canada. The August 5, 2024 storm alone produced more than 130,000 claims and $3.25 billion in insured losses, per the Insurance Bureau of Canada.

The claim sequence

  1. 01
    Report the loss with the storm date. Alberta policies require prompt notice. Report the date even before you confirm damage.
  2. 02
    Get the roof documented. An independent photographic record of each slope, with test squares and collateral metal damage, establishes the extent of loss. Hail roof restoration in Calgary covers how that documentation is built.
  3. 03
    The adjuster scopes the loss. The adjuster measures the roof, decides which slopes are damaged, and writes a scope of work with a dollar figure.
  4. 04
    Reconcile the scope against the actual assembly. This is where most Calgary claims lose money.
  5. 05
    Complete the work and submit for recoverable depreciation. Most policies release the withheld amount once the work is finished and invoiced.

Actual cash value versus replacement cost

  • 01

    Replacement cost value

    pays what it costs to rebuild the roof today, usually in two payments: an initial cheque, then the withheld depreciation released after the work is completed and documented.
  • 02

    Actual cash value

    pays the depreciated value of the roof and stops there. On a 17-year-old roof, that difference can be most of the roof.

Read your own policy for which basis applies, and check for a hail and wind deductible separate from your standard deductible. Alberta insurers commonly apply a percentage-of-value deductible to hail losses.

Line items first scopes routinely omit

Axion Roofing checks every adjuster scope for these items, because a scope written from an aerial measurement report often misses them:

  • Ice and water membrane at eaves, valleys, sidewalls and penetrations
  • Drip edge and gutter apron
  • Ridge vent, static vents or additional soffit intake needed to meet the vent ratio in the National Building Code, Alberta Edition, Section 9.19
  • Step flashing and counter-flashing at walls and chimneys
  • Plumbing stack boots and vent collars
  • Steep-slope and multi-storey access charges on cut-up roofs
  • Sheathing replacement discovered after tear-off
  • Detach and reset for solar panels, satellite mounts and air conditioner units
  • Matching provisions for siding and eavestrough where a discontinued profile cannot be matched

Each of these is a supplement request supported by a photograph, a code citation or a manufacturer specification. Supplements submitted with evidence get approved far more often than supplements submitted as a price difference.

The matching question

Calgary hail rarely hits every slope evenly. Insurers sometimes approve two slopes and decline the rest. Where the existing shingle line is discontinued, a two-slope repair leaves a permanently mismatched roof. Many Alberta policies address matching directly. Ask your adjuster to cite the matching clause in your wording before accepting a partial scope.

What Axion Roofing will and will not do
