What Axion Roofing's workmanship warranty covers on Calgary roofs, how it differs from the manufacturer's material warranty, and what voids either one.

A roof carries two separate warranties, and homeowners lose money by assuming they are one document.

The manufacturer material warranty

The shingle manufacturer warrants the product against defects in manufacturing. Term, coverage and proration vary by product line, and every one of them requires installation to the manufacturer’s published specification. Install the shingle with the wrong fastener count, the wrong nail placement, insufficient attic ventilation or an unapproved underlayment, and the material warranty does not apply.

Attic ventilation is the most common reason a Calgary material warranty gets denied. The National Building Code, Alberta Edition, Section 9.19 requires an unobstructed vent area of at least 1/300 of the insulated ceiling area on standard slopes, with at least 25% of the openings at the top of the space and at least 25% at the bottom. Manufacturers set their own minimums on top of that. Axion Roofing measures the existing ventilation on every roof inspection in Calgary and corrects it during the install.

The Axion Roofing workmanship warranty

The workmanship warranty covers installation, which is what the manufacturer’s warranty does not.

    Term:

    workmanship warranty years years, in writing, issued at completion.
  • 02

    Covers:

    leaks caused by installation, flashing details installed by Axion Roofing, fastener placement, underlayment and membrane application, ventilation components installed as part of the scope.
  • 03

    Does not cover:

    hail, wind and other insurable storm damage, damage caused by other trades working on the roof, ice damming caused by interior air leakage outside the scope of the work performed, mechanical damage from foot traffic or equipment, and pre-existing conditions documented in the scope and declined by the owner.

What voids a roofing warranty

  • Installing new shingles over an existing roof
  • Attic ventilation below the code or manufacturer minimum
  • Non-approved underlayment or fastener substitutions
  • Pressure washing the shingle surface
  • Another contractor cutting into or fastening through the roof
  • Failing to register the product warranty where the manufacturer requires registration

Documentation you receive at completion

  • The written workmanship warranty
  • Manufacturer product documentation and, where applicable, warranty registration
  • Photographs of the deck condition, sheathing replacement, membrane placement and flashing details
  • A record of the ventilation installed, with intake and exhaust counts

Keep that package. It is what an insurer, a buyer’s home inspector or a manufacturer asks for years later.

Storm damage is a claim, not a warranty item
