Roof Leak Repair in Calgary

Axion Roofing traces Calgary roof leaks back to the flashing, valley, vent stack or ice dam that caused them, then rebuilds the detail instead of sealing over it.

Axion Roofing finds where Calgary roof water actually enters, which is rarely above the stain on the ceiling. Water travels along rafters, along the top of the vapour barrier and along truss chords before it drops. Flori inspects the attic side and the roof side together, because a leak diagnosed only from the roof surface gets sealed in the wrong place.

The five leak sources that cause most Calgary roof leaks

  • 01

Failed flashing at a wall or chimney

Caulking applied over step flashing lasts about three Calgary winters. Once the sealant shrinks, water runs behind the cladding and shows up two metres away from the wall.
  • 02

Valley metal that has rusted or lifted

Valleys carry the highest water volume on the roof. A pinhole in valley metal delivers more water into a Calgary attic than a missing shingle does.
  • 03

    Plumbing stack boots

Rubber boots crack at the collar after roughly 10 to 15 years of Calgary UV and freeze-thaw cycling. This is the single most common leak Axion Roofing repairs on shingle roofs.
  • 04

    Ice damming at the eaves

Warm attic air melts snow at the ridge, the meltwater refreezes over the cold overhang, and the resulting dam pushes water backward under the shingle course. Ice damming is a ventilation and air-sealing failure that shows up as a roof leak. Attic insulation in Calgary addresses the cause.

Skylight curbs and deck-mount flashing kits

Curb flashing that was face-sealed instead of stepped into the shingle courses leaks on the uphill corner first. Skylight repair in Calgary covers that repair.

Tracing the entry point

The stain is rarely under the hole

  1. Water stained deck boards and rafter close up01

Water-stained decking and rafters read backwards from the ceiling mark to the real entry point.

  2. Old chimney flashing stripped back exposing rotted wood02

Old chimney flashing stripped back, exposing the rot that the sealant had been hiding.

  3. New chimney chase base flashing installed with tools03

New base flashing set into the chase, rebuilt as a lapped metal detail, not a caulk joint.

Roof leak or attic rain

Calgary homeowners report both as leaks, and they are not the same failure. A roof leak appears within hours of rain or snowmelt and originates above the stain. Attic rain appears during the first warm stretch after a cold snap, drips from ceiling light boxes and bath fans, and originates from frost that accumulated on the underside of the sheathing all winter. If the ceiling only wets during a January thaw, read attic rain repair in Calgary before paying for roof work.

How Axion Roofing traces a leak

  1. 01
Inspect the attic and photograph the wet sheathing, the stained insulation and the frost line.
  2. 02
Map the wet area back up-slope to the nearest penetration, valley or wall intersection.
  3. 03
Inspect the roof surface at that point and pull back the shingle courses where necessary.
  4. 04
Water-test the suspected detail when the diagnosis is not conclusive.
  5. 05
Rebuild the flashing, boot or valley detail and replace any sheathing that has delaminated.

Why Axion Roofing rebuilds details instead of sealing them

Sealant is a maintenance product with a service life measured in seasons. Step flashing, counter-flashing and a properly lapped valley are permanent assemblies that work by gravity and overlap. Axion Roofing replaces the detail, and uses sealant only where a manufacturer specifies it as part of the assembly.

When the leak means the roof is finished

One failed boot on an 8-year-old roof is a repair. Three leaks on three slopes of a 22-year-old hail-bruised roof is a replacement, and patching it costs money that should go toward a full roof replacement in Calgary. Axion Roofing tells you which situation you are in, in writing, with the attic photographs attached.
